The West Ham and England midfielder has played every minute of the Premier League season so far with David Moyes' side fourth in the table.
Rice has been linked with big-money moves to Chelsea and Manchester United in recent months - and former Crystal Palace owner Jordan thinks question marks over his Hammers future will intensify this summer.
He told talkSPORT: "It would be interesting to see what happens with Declan Rice at the end of the season.
"His performances have been so good that there will be suitors. There will be suitors with money.
"Then you'll see how much David Gold and David Sullivan come under pressure if someone is prepared to write a cheque out for £80million, £90m for this player."
talkSPORT host Jim White claims West Ham's owners value Rice in excess of £100m.
He added: "Sullivan has already told me it's got to be north of £100m or they won't entertain it.
"We'll wait and see what happens with that."
West Ham's chances of keeping Rice will increase if they secure Champions League football this season.
The Hammers are two points above fifth-placed Chelsea ahead of a tough run of games against Man City, Leeds, Manchester United and Arsenal.
Asked if he believes West Ham can secure a top four finish, Rice told Monday's talkSPORT Breakfast: "Oh yeah, 100 per cent.
"I'd be wrong to sit here and say that's not something I'm thinking about. I want to be in those places now.
"It's where this club deserves to be, it's a massive club. We've got the quality and that's where we need to be pushing.
"The next four games are going to define that. We've got City then Leeds then United and then Arsenal, four massive games.
"So if we get through those games with a good amount of points, who knows?"
talkSPORT host Simon Jordan is adamant there will be suitors for Declan Rice this summer, but they'll have to pay more than £100m for him.
